                           Buy The Land in Indonesia


Survey the Land

One of our client said me, " Want to having villa in Bali" and I asked him "how's your land?"
He said " I have found the land I love, but..."

HORAS INDONESIA started to researching the land.
To avoid from problems such as
dual certificate, no selling by owner (the 3rd person selling the land!!) , mortgaged etc. 
Foreigner couldn't have be freehold land in Indonesia, only can be leasehold.

In his case, The land which is preferred him probably selling, and there is no problem... without the difference the size of land between the numeral of re-survey and it on the certificate. But it can be process. We process to BPN (National Land Affairs Agancy) via Notary, and finally we handed the certificate to him without any problem.

 


There are two kinds of Certificate of the land in Indonesia, one is Freehold (Hak Milik) and the others is Hak Pakai (Leasehold) and Foreigner can used the land with Hak Pakai (Leasehold).

The difference with Freehold and Leasehold is the "limit". Freehold we will have the land without limit of time, but the Leasehold we have the limit, 25-30years lease.

But, the basic identities of Republic Indonesia seems " "The land owned by country", so I think there is no difference between Freehold and Leasehold in the long term.

even though, many foreigner want to get Villa with Land in Bali, so as they can be succeed with his sons and daughter, and they trust to Indonesian citizen to bought the land, under his name.

It is sure the most important things for foreigner who lives in Indonesia, the balance of investment.
We, foreigner has been given the chance for stay here. And we have to consider about the local culture and the life and family of local people.

Even he permit to use his name for your buying the land, but we never know the change situation of his around, family and future.
